The Reach Flow

Reach lets you track your entire sales pipeline, starting with connecting with Clients, and ending with completed Transactions. Reach has slightly different flows for Buyers and Sellers.

The Buyer Flow

So you have a Client that wants to buy a property. Fantastic!

The first thing to do when editing your Client and marking them as a Buyer is to specify their search criteria. These are things like the property type (house, condo, lot, etc), the price range, number of bedrooms and bathrooms, etc.

Once you have saved them as a Buyer, you will start showing them properties around town. Once they write an offer that has been accepted, you now need to create a Transaction in Reach. From the Buyer's details, you can start the New Transaction process. The Transaction records the address, price, and the subject removal, completion, and possession dates.

Once the Transaction has completed, the Buyer is reverted back to a Client (their Buyer Lead status is removed) and the Transaction's address is added to the Client's list of addresses. Pretty neat huh?

Summary

  2. Create a New Transaction once the Client has an accepted offer in place (Documentation: Transition to Accepted Offer)
  3. Complete the Transaction (Documentation: Firm to Completed Sale)
    • The "Buyer" status of the Client is automatically removed
    • The new address is automatically added to the Client

The Seller Flow

You have a Client that has decided they want you to sell their property. Nice job!

The first thing to do when editing your Client and marking them as a Seller is to specify their property's info. A Seller may have multiple addresses (i.e. a house and multiple investment properties) but a Seller can only mark one of the those addresses as the property to list. Once the address the Seller wants to list has been added, the Property Info can be filled out; simply select one of the Seller's addresses and fill out the additional information (number of bedrooms and bathrooms and the size).

Although the property info is not required when creating a new Listing, it is recommended.

When the Seller decides to pull the trigger and list the property, it is now time to create to create a Listing in Reach. From the Seller's details, you can start the New Listing process. The Listing records the address, price, number of bedrooms and bathrooms, build year, size, and listing and expiry dates.

The property starts to be shown and offers role in. Once your client has accepted an offer, it is time to start the New Transaction process. This can be done from the Listing details. The Transaction records the address, price, and the subject removal, completion, and possession dates.

Once the Transaction has completed, the Listing is hidden and no longer appears in the list of Listings - it can only be viewed from the Completed Transaction. Secondly, the address is removed from the Client's list of addresses.
